ALL APPLICANTS WILL BE APPROVED ON THE FOLLOWING CRITERIA

A RENTAL APPLICATION MUST BE PROCESSED ON ALL PROSPECTIVE RESIDENTS EIGHTEEN (18) YEARS OF AGE OR OLDER AND A NON-REFUNDABLE APPLICATION FEE PAID FOR EACH APPLICANT (THE EXCEPTION WOULD BE AN INDIVIDUAL LIVING WITH A PARENT, GUARDIAN OR THEIR DESIGNEE).

1. INCOME:

Gross income per apartment must be three (3) times the amount of the rent. If not verifiable by employer or most recent paycheck stub, we require the past six (6) months of bank statements or certification from bank that the account maintains a minimum average monthly balance of three (3) times the rental amount. An applicant that does not have any income due to being a student will be required to get a guarantor.

2. CREDIT:

All applicants must provide a valid social security number. Applicants who are not permitted to have a social security number will have to supply satisfactory alternative identification. For example: a valid foreign passport or I-10 forms. A credit report will be processed on each applicant. Applicants will be approved based upon a credit score and verification of income. Applicants meeting the accept credit score will be approved. Applicants meeting the Low Accept or Refer Terms will be required to pay an additional security deposit equal to one (1) month's rent or may choose to get a guarantor. Applicants meeting the Conditional Terms will be required to pay an additional security deposit equal to one and one half (1 ½) month's rent or may choose to get a guarantor. In the event that there are two (2) applicants in which one meets the accept terms and one meets the refer terms, the terms of the accept rating will be used.

3. CRIMINAL CHECK:

All applicants will have a criminal background check run. Any applicant not meeting the criminal background requirements will be denied.

4. OCCUPANCY:

Maximum number of occupants per apartment:

Two (2) persons: one (1) bedroom / one (1) bath

Four (4) persons: two (2) bedroom / one (1) bath, two (2) bedroom / two (2) bath

If for any reason, the number of occupants exceeds the maximum number for that floor plan, residents will have a maximum of ninety (90) days to transfer to the appropriate floor plan to comply with our occupancy limits.

5. SECURITY DEPOSIT:

A security and non-refundable fee must be paid in full prior to moving in.

One (1) bedroom / one (1) bath: $100.00 deposit & $100.00 fee

Two (2) bedroom / one (1) bath: $150.00 deposit & $100.00 fee

Two (2) bedroom / two (2) bath: $150.00 deposit & $100.00 fee

If applicant is not approved, a check for the amount of deposit will be mailed to applicant within fourteen (14) days.

6. PET DEPOSIT/PET POLICY :

No pets are permitted without management approval in its sole discretion. A maximum of two (2) pets per apartment will be allowed. Deposit is a $200 non-refundable fee for one (1) pet and a $300 non-refundable fee for two (2) pets. There will be a $20 per pet monthly charge for pet rent. Dogs and cats must be full grown and must weigh no more than sixty (60) pounds on the 2nd and 3rd floors; there is no weight limit on the 1st floor apartments; there are also breed restrictions against Rottweiler, Pitt Bull, Doberman, German Shepherd, Dogo Argentino and Chow. Cats must be spayed or neutered and declawed indoor cats. All residents with pets are required to submit a veterinarian statement establishing the pet’s weight, general health and the status of all shots. All residents with pets must have a pet agreement on file. NO VISITING PETS ALLOWED (the only exception to these polices would be pets which are designated as service animals required to accompany a resident with a verified disability for the specific purpose of aiding that person).

7. PARKING:

Applicant agrees to management’s assignment of parking spaces. Inoperable vehicles, large trucks, construction vehicles, large boats, trailers and other recreational vehicles are not permitted on the property.

8. RENT:

All rent, deposits and fees must be paid by check, money order or cashier’s check. If the deposit check is returned by the bank, application will automatically be denied.

9. GUARANTOR:

When a guarantor is required, guarantor must meet all criteria, complete an application, pay the application fee, have an income that is at least five (5) times the amount of rent and must sign required paperwork and have it notarized before the resident moves in.


Disclosure: The Residential Lead Based Paint Hazard Reduction Act requires owner of properties built prior to 1978 to notify residents of the possible presence of lead in paint. This property was not built prior to 1978.
